Permits for Home Electrification: What You Need

Electrification touches several permitted trades at once, and the permits are the cheapest part of the project relative to what they protect. They also produce the paper trail that makes the work defensible at resale — which is where skipping them usually costs.
What typically needs a permit
Requirements are set locally, but the pattern across US jurisdictions is consistent:

The last row is the main exception people rely on: plugging a new electric dryer into an existing dryer receptacle isn't permitted work. Running the receptacle in the first place is.
Why they matter more than the fee
Insurance. If a fire or water loss traces back to unpermitted work, that's a difficult claim conversation at the worst possible moment.
Resale. This is the one that reliably costs money. Unpermitted work surfaces during inspection and seller disclosure. Buyers either discount for the uncertainty or require retroactive permitting — which can mean opening finished walls on the buyer's schedule, during a transaction. A second set of eyes. The inspection is a free technical review of work you can't evaluate yourself. Inspectors catch undersized conductors, missing GFCI or AFCI protection, loose terminations, load calculations nobody ran, and improper venting. Those are real defects, not paperwork.
Incentive eligibility. Many utility and government programs require proof of a permitted, inspected installation. No permit, no rebate.
Warranty. Some manufacturer warranties require professional installation to code.
What the inspector actually checks
On electrical work:
- Equipment is listed and labeled by a nationally recognized testing laboratory
- Breaker and conductor sizes match, and match the load
- The circuit is dedicated where required — see dedicated circuit requirements
- GFCI and AFCI protection where the adopted code requires it
- Grounding and bonding correct; neutral and ground separate in subpanels
- Terminations and torque — a real failure point at high continuous current
- The load calculation supports the added load

On mechanical work:
- Equipment sizing supported by a load calculation
- Condensate handling and drainage
- Clearances per the manufacturer's instructions
- Duct modifications
- Venting — including what happens to remaining gas appliances when one is removed

Sequencing permits across trades
On a multi-trade project, several permits may run in parallel — electrical, mechanical, plumbing, and gas. Practical points:
Confirm who pulls which. The most common gap is everyone assuming someone else handled it.
Electrical usually comes first, since the circuit should exist before the equipment arrives.
Gas decommissioning comes last, after every gas appliance is gone.
Some jurisdictions inspect in stages — a rough inspection before concealment, a final after. Don't close walls before a required rough inspection, or you'll be reopening them.

Can you do it yourself?
Some jurisdictions allow a homeowner to permit and perform work on their own residence; many don't, and some restrict service, feeder and gas work to licensed professionals regardless.
Two honest cautions if DIY is permitted where you live:

The documentation to keep
Build a folder as you go:
- Permit numbers and closed inspection records for every trade
- Equipment model and serial numbers, efficiency ratings, install dates
- The load calculation and updated panel schedule
- Manufacturer warranties and whether they transfer
- Contractor invoices and license numbers
- Gas decommissioning documentation and the utility's meter removal confirmation

If work was already done unpermitted
If you inherited it or had it done that way:
- Have a licensed professional evaluate it — the important question is whether it's safe, not whether it's papered
- Ask the building department about retroactive permitting; most have a process
- Expect some exposure work so the inspector can see conductors, terminations and venting
- Fix what's found before it becomes a disclosure problem mid-transaction
Doing this on your own schedule is far better than doing it on a buyer's.
