Best Water Leak Detectors for Water Heaters and Basements

Water damage comes from a short list of places. A tank water heater fails at the bottom seam or a fitting, usually after a decade, and runs until someone notices. A washing-machine supply hose bursts under full pressure. A sump pump stops in a storm. An under-sink trap or supply line drips into a cabinet for weeks. A leak sensor in each of those spots turns a flooded floor into a phone alert, and the water-heater one is the cheapest insurance on a tank that is past its expected life — our water-heater replacement calculator will tell you where yours stands.

There are three architectures. Wi-Fi kits pair a small plug-in gateway with battery sensors; there is nothing to wire, but the gateway needs a 2.4 GHz network and the sensors must be in radio range of it. Hub-based systems using LoRa trade a dedicated hub for much longer range through walls and floors and multi-year battery life, which is what you want for a sump pit or a detached garage. Automatic shutoff valves are different animals: a motorised valve on the main water line that measures flow and pressure and closes itself when it sees a leak. Only the valve stops the water; the sensors only tell you about it.

Sensor design matters at the water heater. Puck sensors have contacts on the base and need to sit where the water will pool — in the drain pan, not beside it. Cable-probe sensors run a length of sensing cable around the base of the tank or along a wall and trigger anywhere along it. Alarm loudness is useful if someone is home; the app alert is the part that works when nobody is. Battery life figures on this page are the makers' own and assume the sensor is not constantly alarming.

What none of the sensors do is close a valve. If the house sits empty for weeks, or the water heater is on a finished floor, pair sensors with a shutoff valve installed by a plumber. And an alert needs a phone with the app installed and notifications allowed; set it up on two phones if two people might be the one at home.
